Boynton Beach has identified special Infill Planned Unit Development (IPUD) zoning districts where development is encouraged, particularly for marine-oriented and water dependent uses. A developer was recently granted a variance to Boynton's Land Development Regulations in order to build a high rise Casa Del Mar Yacht Club complex on the Intracoastal Waterway. He asked for permission to build an enclosed boat storage house to a height of 65 feet, versus the current 45 foot code height limitation. The City Commission readily approved the 65' height allowance and may in the future grant a blanket 65' height allowance for all IPUDs. There are a number of potential IPUDs directly across the Intracoastal from Gulf Stream, Ocean Ridge, Hypoluxo and Manalapan.
